Faq & Rental Requirements
How much income do I need to make to qualify for a rental?
You must make 3 times the monthly rental amount in GROSS income(before tax’s).
What if I don’t make 3 times the rent?
You can use a cosigner/guarantor, who in most cases must make 5 times the rent in gross income. If you have additional questions about meeting income requirements please call or text!
What rental history are apartments looking for?
Typically apartments look at the last 2 years of rental history and up to the last 7 years for evictions, broken leases, bankruptcies, foreclosures, and repossessions. They look for things like late or returned payments, evictions, landlord debt, and bankruptcies. If you owe any money to a property or landlord, please let us know. Amounts under $1500 can be worked with in most cases, while anything over $1500 will need to be discussed in more detail.
What If I have a criminal background?
In most cases a felony, violent misdemeanor, or financial fraud will be grounds for an automatic denial. Other charges may present an issue on a case by case basis. Please relay all information regarding your criminal history so that we can best protect you from losing your application fee money and find you rentals that will work with your situation and state such before you apply.
Am I looking too early? *** (for conventional communities only, students looking to live ata student community should look as early as possible)
Start touring 30-60 days before your lease ends. Any earlier, the rentals might already be taken by the time you actually need to move. Communities work on a 60 day notice to vacate which means they only know what units will be available 60 day in advance.
Do I need to tell my landlord I'm moving?
Yes, landlords often require a 60-day notice that you are planning to move out. If you don't tell your landlord, you may be stuck renting your current place an extra month or two. Is working with you really FREE?
